On Top of the World sits on roughly 12,900 acres in west Marion County, ten miles southwest of downtown Ocala. The community is one of the largest 55+ developments in Florida, with neighborhoods built across five decades. Newer Candler Hills, Avalon, and Indigo East homes face direct sun exposure on their stucco. Older Friendship Village and Americana Village neighborhoods sit under more mature oak canopy. Candler Hills, Avalon, Indigo East, Weybourne Landing, and Longleaf Ridge are fee-simple ownership neighborhoods. You own your lot and your home, you pay for your own exterior maintenance, and you are responsible for keeping your property in line with the community color palettes and aesthetic standards. These are the residents who hire us most often.
Candler Hills is the upscale gated sub-community with its own amenities anchored by The Lodge. Avalon, Indigo East, and Weybourne Landing are newer fee-simple neighborhoods outside the main gates with their own amenity centers. Longleaf Ridge is another newer fee-simple neighborhood. Color palettes in these communities are restricted to OTOW-approved schemes, which means cleaning methods that preserve the original paint and stucco color are essential. High-pressure water on stucco can scar the finish and shift the color over time. Our certified soft wash protects what the community requires you to maintain.
The original villages inside the main gate operate on 99-year leasehold estates. These include Crescent Ridge, Friendship Village, Friendship Park, Friendship Colony, Americana Village, Windsor West, Windsor East, Providence, and Williamsburg. Many of these residents have HOA arrangements that cover certain exterior services. Before you schedule a power washing service, it is worth confirming what your specific HOA covers and what falls to you as the resident. Some leasehold residents still hire us directly for driveways, lanais, or pre-listing work that the HOA does not include. We can walk you through what makes sense for your specific neighborhood and arrangement.
Kestrel, New Castle, and Balmoral are newer additions to OTOW with their own neighborhood character. These are typically fee-simple ownership, with residents responsible for their own exterior maintenance and on the standard 12 to 18 month cleaning rotation we recommend across the community.
OTOW has three golf courses (Candler Hills, The Links, and The Tortoise and The Hare) and miles of golf cart paths. Properties along the courses and the cart paths face two specific cleaning challenges: visible roof slopes from the course side, and biological staining on driveways and cart paths shared with the property next door. We coordinate cleaning days with neighbors when requested so an entire cart path stretch gets done together. Group pricing available.

Earlier this year we got a call from a homeowner in Candler Hills preparing to list their home. The shingle roof on the north slope had developed visible black streaks, the stucco showed green film on the side that gets the most irrigation overspray, and the driveway had the orange staining that builds up in any irrigated OTOW neighborhood. They wanted everything looking right for their professional listing photos in nine days.
We scheduled the work for the following Wednesday. Soft washed the roof and the house in the morning with low pressure that protected both the shingle warranty and the stucco color. Surface cleaned the driveway and the shared cart path with the next-door neighbor (who joined the job for a discounted rate). Finished the lanai and the screen enclosure before sundown. Listing photos shot the following Tuesday. The home sold inside the first weekend at full asking. The neighbor put us on their annual rotation and recommended us to two of their friends at the Lodge. That is how most of our OTOW work happens. One driveway, one lanai, one cart path conversation at a time.

Most OTOW villa-style homes pay between $200 and $400 for a single-story soft wash. Larger Candler Hills, Avalon, and Indigo East homes run $300 to $600. Driveway pressure washing typically runs $150 to $275. Roof soft washing on a standard shingle roof runs $275 to $500. No. Standard high-pressure washing can tear or stretch screen mesh and force water past the seal at the cage frame. Starr’s & Stripes uses a low-pressure soft wash technique on lanais and birdcages that removes algae, mold, and tropical pollen from both the screens and the cage frame without damaging the mesh or the seals. Many OTOW residents spend more time on the lanai than in the formal living room, and the lanai is often the most visible feature from a neighbor’s window or the golf course.
Yes. Pre-listing exterior cleaning is one of our most common requests from OTOW residents preparing to sell. We can complete a full property clean (house, roof, driveway, golf cart path, and lanai) in one to two days, in time for professional listing photography.
