Candler Hills, Avalon, Indigo East, Weybourne Landing, and Longleaf Ridge are fee-simple ownership neighborhoods. You own your lot and your home, you pay for your own exterior maintenance, and you are responsible for keeping your property in line with the community color palettes and aesthetic standards. These are the residents who hire us most often.

Candler Hills is the upscale gated sub-community with its own amenities anchored by The Lodge. Avalon, Indigo East, and Weybourne Landing are newer fee-simple neighborhoods outside the main gates with their own amenity centers. Longleaf Ridge is another newer fee-simple neighborhood. Color palettes in these communities are restricted to OTOW-approved schemes, which means cleaning methods that preserve the original paint and stucco color are essential. The original villages inside the main gate operate on 99-year leasehold estates. OTOW has three golf courses (Candler Hills, The Links, and The Tortoise and The Hare) and miles of golf cart paths. Properties along the courses and the cart paths face two specific cleaning challenges: visible roof slopes from the course side, and biological staining on driveways and cart paths shared with the property next door. A Recent OTOW Job

Earlier this year we got a call from a homeowner in Candler Hills preparing to list their home. The shingle roof on the north slope had developed visible black streaks, the stucco showed green film on the side that gets the most irrigation overspray, and the driveway had the orange staining that builds up in any irrigated OTOW neighborhood. They wanted everything looking right for their professional listing photos in nine days.

We scheduled the work for the following Wednesday. Soft washed the roof and the house in the morning with low pressure that protected both the shingle warranty and the stucco color.
