Ocala Preserve's Resort Standard Sets a High Bar

Ocala Preserve spans more than 600 acres of gently rolling hills about ten minutes west of downtown Ocala, in the heart of Marion County horse country. Shea Homes began construction in 2014, with D.R. Horton joining the master plan in later phases. When complete, the community will hold approximately 1,800 single-family and attached duplex homes built around a Tom Lehman and Tripp Davis-designed 18-hole golf course, the 17,000 square foot Oak House Resort Club, the Lake House amenity center, the Salted Brick restaurant, and over ten miles of integrated walking and biking trails.

In a community built specifically around resort-style integrated living, exterior appearance is part of the product. Homes back to the golf course, sit along the trail system, or front the seven-acre central pond. Visitors and prospective buyers walk past your property on the way to the Oak House. Realtors photograph homes on the way to the Lake House. Algae streaks on a north-facing roof become visible from the cart path. Green film on stucco gets noticed by neighbors. Orange irrigation staining on the driveway shows up in listing photos. Most Ocala Preserve homeowners wait too long, then pay more to undo the damage than they would have paid to prevent it on a regular rotation.

Your Property Meets the Ocala Preserve Standard

Certified soft wash kills algae and mold at the root. HOA-aligned methods protect your shingle warranty and your community standing. Most Ocala Preserve homes only need this service every 12 to 18 months. The result is a property that looks the way the community was built to look, without the work on your end.

Why Ocala Preserve Residents Choose Starr's & Stripes

Ocala Preserve is a younger, smaller, and more design-focused community than the established 55+ developments south and west of Ocala. The integrated resort lifestyle (golf course, Oak House, Lake House, Salted Brick, the Avid Trails system) means that exterior appearance directly reflects on the entire community brand. We have worked Ocala Preserve properties and we know what makes this community different from OTOW, Stone Creek, or any other Marion 55+ neighborhood.

people

Shea Homes single-family neighborhoods

The original Shea Homes phases include single-family floor plans ranging from approximately 1,320 to 2,641 square feet, with the larger Shea models offering courtyard layouts, lanais designed for indoor-outdoor living, and the architectural detailing Shea is known for. These homes are concrete block construction with stucco exterior, finished with the kind of design touches that demand careful cleaning methods. High-pressure water on stucco can scar the finish and shift the original color over time. Our certified soft wash protects what Shea built into the home.

contract

Shea Homes duplex (attached) pairs

The duplex inventory at Ocala Preserve consists of attached paired homes that share a common wall and roof structure. Cleaning duplexes requires coordination that is different from single-family work: overspray onto a neighbor's unit can create disputes, runoff timing matters, and the visual consistency between the two halves of the duplex pair affects how each unit shows. We talk this through with the homeowner before the work begins and often recommend coordinating with the duplex neighbor for both pricing and consistency benefits.

cleaner

D.R. Horton phases

The later phases of Ocala Preserve include D.R. Horton-built homes that joined the master plan after the original Shea Homes sections. Construction style and exterior materials are similar (concrete block stucco), but specific architectural details and lanai configurations vary. We treat each home on its own terms with the right method for the actual materials in front of us, not a one-size-fits-all approach.

paving

55+ neighborhoods versus non-age-restricted sections

Unlike OTOW and Stone Creek, Ocala Preserve is a mixed-age community with both 55+ neighborhoods (originally built as Shea's Trilogy active adult product) and non-age-restricted sections. We serve residents of both. The cleaning needs do not change based on the age restriction, but the household schedules and communication preferences do. Older residents often prefer scheduled morning work; working-age residents often prefer flexible windows that fit around work-from-home calls and shift schedules. We adapt to what each homeowner needs.

footpath

Golf course and trail-facing properties

Homes that back to the Tom Lehman and Tripp Davis-designed golf course or face the Avid Trails system have extra visual exposure. The back roof slope on golf course lots is visible to every player on the hole. Trail-facing lanais and side yards get noticed by every resident walking or biking by. We recommend a shorter cleaning rotation (six to twelve months) for these high-visibility properties to keep the community presentation consistent.

A Recent Ocala Preserve Job

Earlier this year we got a call from a duplex resident at Ocala Preserve preparing for a listing photography shoot. Their unit had developed visible algae on the north-facing stucco wall and the shingle roof showed the early stages of Gloeocapsa magma streaks. The duplex neighbor on the other half had similar issues but had not yet scheduled service. The resident wanted both halves cleaned together for visual consistency before the listing went live.

We coordinated with both homeowners and scheduled the work for the same morning the following week. Soft washed both stucco walls with low pressure that did not touch the seam between the two units. Treated both roof slopes with ARMA-approved technique that protected the shingle warranties. Cleaned the shared driveway and the separate sidewalks with attention to where the runoff went so neither homeowner had a complaint. Both lanais done with low-pressure mesh-safe technique. Listing photos shot the following Tuesday. The listing unit sold inside the first weekend at full asking. The neighbor put us on annual rotation and recommended us to two friends in the Lake House social circle. That is how most of our Ocala Preserve work happens. One duplex, one neighbor, one Oak House conversation at a time.

Yes. Duplex homes share a common wall and roof structure with the neighboring unit, which means cleaning needs to be coordinated to avoid disputes about overspray, runoff onto a neighbor’s property, or surface treatment inconsistency. We talk through this with you before the work begins and recommend coordinating with your duplex neighbor when possible. Many duplex pairs schedule on the same day for both pricing and consistency benefits.

Yes. Starr’s & Stripes uses certified soft wash methods that meet shingle manufacturer warranty conditions, ARMA cleaning recommendations, and the appearance standards enforced by the Ocala Preserve master association. Our biodegradable detergents are safe for surrounding landscaping. Routine cleaning that restores original appearance generally does not require an HOA application.

Most Ocala Preserve homes benefit from professional exterior cleaning every 12 to 18 months. Homes on golf course lots facing the Tom Lehman & Tripp Davis course often need service every 6 to 12 months because the back roof slope is visible to every player. Homes with heavy irrigation overspray on north-facing walls or extensive oak preserve canopy may also need a shorter rotation. We can recommend a schedule based on your specific lot.

No. Standard high-pressure washing can tear or stretch screen mesh and force water past the seal at the cage frame. Starr’s & Stripes uses a low-pressure soft wash technique on lanais and screen enclosures that removes algae, mold, and tropical pollen from both the screens and the cage frame without damaging the mesh or the seals. Ocala Preserve homes are designed with strong indoor-outdoor flow and the lanai is often the most visible feature from a neighbor’s window or the trail system.

Yes. Pre-listing exterior cleaning is one of our most common requests from Ocala Preserve residents preparing to sell. The community has strong buyer demand and curb appeal directly affects asking price and time on market. We can complete a full property clean (house, roof, driveway, sidewalk, and lanai) in one to two days, in time for professional listing photography. Schedule at least one week ahead of your photo date when possible.
