Honest written pricing with travel time built in. 3 miles south of Dunnellon (Marion County).

Citrus Springs sits in northern Citrus County, approximately 45 to 50 minutes north of Ocala via US Route 41 (North Florida Avenue). The CDP covers approximately 21 square miles, all land (no waterways, lakes, or springs within community borders despite the name), with around 11,000 residents and growing rapidly. The community has expanded 32 percent since the 2020 Census, making it one of the fastest-growing communities in Citrus County. Citrus Springs has shifted from older retirement focus (median age 54 in 2000) to younger working family character (median age 44 in 2020 with 22 percent of residents under 18). At the same time, approximately 25 percent of residents are 65 or older, anchoring the community’s longer-term retired population. The result is a genuinely mixed-age community where families with children live alongside longtime retired homeowners, and the cleaning needs span both demographics.
Most Citrus Springs homeowners know exterior cleaning is overdue but put it off because of past bad experiences with out-of-town companies or rental pressure washers. A rental pressure washer from the hardware store is cheap, but it usually does not kill the algae at the root and it can damage older vinyl siding common to the 1980s-1990s era homes, vent caps on manufactured homes, and the modern stucco finishes on the newer 2000+ construction. A bad professional job is worse than no job at all. Doing it right with the correct method and a fair written price up front is almost always the cheapest option over the long run, especially for properties built across multiple eras as Citrus Springs has rapidly grown.
Reach out by phone, text, or our online form. Most estimates come back the same day. We ask about your home type and era (1980s-1990s established home, 2000+ newer construction, manufactured home), where in Citrus Springs you live, and what your household situation is (working family, retired couple, recent mover). The right cleaning approach depends on all of it. You get a written price before any water hits your property. Travel time from our Ocala base is built into the pricing so you see one clean number, not a base price plus a surcharge.
Our certified crew arrives with commercial-grade equipment and the training to know which technique belongs on which surface. Established 1980s-1990s homes get gentle low-pressure soft wash that protects original materials. Newer 2000+ construction gets certified soft wash calibrated to the modern stucco and vinyl finishes. Manufactured homes get a specialized low-pressure approach. Asphalt shingle roofs get ARMA-approved technique that protects the manufacturer warranty. We work around working-family schedules including work-from-home calls and school pickup. You do not need to be home. We text updates and send after-photos when complete.
Certified soft wash kills algae and mold at the root, not just on the surface. Most Citrus Springs homes only need this service every 12 to 18 months. The result is a property that looks the way you remember it looking when you first moved in, with the kind of curb appeal that holds your home value in a community where the housing market is genuinely growing.
Citrus Springs is one of Citrus County’s most interesting community stories. Founded as a rural retirement-leaning community in northern Citrus County decades ago, the area has been transformed by recent rapid growth into a younger mixed-age community where working families and longtime retirees share the same neighborhoods. With a population of around 11,000 today (up from 4,157 in 2000), the community has more than doubled in 25 years. US Route 41 runs through the CDP, providing direct connection south to Inverness (15 miles, the Citrus County seat) and north 3 miles to Dunnellon in Marion County. Most Citrus Springs residents have noticed that Ocala-based service companies often treat the community as either a retirement community (missing the family demographic) or a family suburb (missing the retiree demographic). We do not. We serve both demographics on the same schedule with methods calibrated to the actual home and household.

The original Citrus Springs neighborhoods include homes from the 1980s and 1990s when the community was primarily a retirement destination. These established homes often have vinyl siding, original window frames, mature landscaping, and other elements that high-pressure washing would damage. We use a low-pressure soft wash technique with biodegradable detergent that cleans these older surfaces without damaging the original materials. Many of these homes have been owned by the same family for decades, with the home equity representing a meaningful share of the household's net worth.

Beginning in the 2000s, Citrus Springs added significant new construction including newer single-family homes, with modern stucco-over-concrete-block finishes and newer asphalt shingle roofing. The cleaning approach for these newer homes is the same certified soft wash we use throughout Citrus and Marion Counties, calibrated to the actual surface materials. Newer construction homeowners often need pre-move-in or early post-move-in service to remove construction dust, drywall residue, paint overspray, and the residual algae that accumulates between completion and occupancy.

Citrus Springs is one of the most family-focused communities in our Citrus County service area. About 22 percent of residents are under 18, the median age is around 44, and approximately 28 percent of the working population is employed in manufacturing or laborer occupations. We work Citrus Springs family households on schedules that accommodate work-from-home calls, school pickup, and the operational reality of households with kids and dogs. Property exteriors take a real beating from family life, and the right cleaning rotation keeps the home looking like the place the family chose.

Approximately 25 percent of Citrus Springs residents are 65 or older, anchored by the original retirement community character that defined the area before the recent growth. We treat these households with the respect that comes from understanding what a home represents for a longtime retired homeowner. Honest pricing, on-time service, no upsells, and methods that protect the property rather than damaging it for short-term gain. Many of these retirees have watched the community grow around them and have specific memories of what their property looked like when they first moved in. The cleaning we do helps the home meet those memories.

Citrus Springs and the surrounding northern Citrus County area include a share of mobile and manufactured homes alongside conventional single-family homes. Manufactured homes need a different cleaning approach than stick-built. The vinyl and aluminum siding panels common to manufactured construction can be damaged by high-pressure water, vent caps can crack, and the seals around windows and doors can be forced open. Our low-pressure soft wash method is designed specifically for manufactured home exteriors.

Citrus Springs sits 3 miles south of Dunnellon (Marion County) via US-41. Many Citrus Springs residents shop, dine, and bank in Dunnellon, and many Dunnellon residents work in or pass through Citrus Springs. The two communities essentially form a cross-county border area despite being in different counties. We serve both on the same schedule with the same methods. If your address is in Citrus Springs but your bank or your family is in Dunnellon, you are in our overlapping coverage zone.

Worth saying for anyone new to the area: despite the name, Citrus Springs CDP has no rivers, lakes, or springs within its 21 square mile borders. The community is named for its location in the heart of Citrus County's broader spring-fed region. The Rainbow River springs in nearby Dunnellon (3 miles north) and the Withlacoochee River system define the wider area, but homes in Citrus Springs are inland properties without waterfront considerations. This means standard residential cleaning methods apply, and homeowners do not need to think about dock or seawall concerns when planning property maintenance.
Every service is delivered by Randy and Matt personally with commercial-grade equipment and certified technique. We do not subcontract.

Earlier this year we got a call from a working couple in their late 30s who had just moved into a newer 2010s era home in one of the active Citrus Springs neighborhoods. They had two school-age kids and the family dog had already left visible nose marks on the lanai screen. The exterior stucco showed early algae on the north-facing side, the roof shingles had Gloeocapsa magma streaks visible from the road, and the concrete driveway had collected the orange irrigation staining typical of the area. The previous owner had not done exterior cleaning in years before listing. The new homeowners wanted to start fresh and establish a regular maintenance rotation for the property.
We walked the property, gave them one written quote covering the house, the roof, the driveway, and the lanai screen, and scheduled the work around their work-from-home calls and the kids’ school dropoff. Soft washed the stucco with low pressure that did not damage the newer finish. Treated the roof with ARMA-approved technique that killed the algae at the root and protected the shingle warranty. Surface cleaned the driveway. Did the lanai screen with the specialized chemistry that does not damage the mesh. The work took one full day. The family put us on a 12-month rotation and recommended us to another family two streets over the following week. That is how most of our Citrus Springs work happens. One driveway, one neighbor family, one school pickup line conversation at a time.
In 15 years of using other powerwash companies, this has been the cleanest my driveway and sidewalks has ever been. I highly recommend Randy and Matthew.

Yes. Starr’s & Stripes serves Citrus Springs on a regular schedule, not as an occasional out-of-area job. We are based in Ocala approximately 45 to 50 minutes south of Citrus Springs via US-41. Most Citrus Springs jobs are planned as a half-day to full-day commitment and can typically be scheduled within one week. Travel time is built into our pricing rather than charged as a separate surcharge so you see one clean number on your written estimate.
Yes. Citrus Springs has shifted from an older retirement focus toward a younger family character, with median age now around 44 years and approximately 22 percent of residents under 18. At the same time, the community retains a meaningful retiree population (about 25 percent of residents are 65 or older). Starr’s & Stripes accommodates both demographics. Our scheduling works around work-from-home calls and school pickup for working families, and our voice is respectful of longtime retired homeowners who may have lived in Citrus Springs since the original development.
Yes. Citrus Springs is one of the fastest-growing communities in Citrus County, with population up 32 percent since the 2020 Census and significant new construction throughout the CDP. New construction homes often benefit from pre-move-in or early post-move-in cleaning to remove construction dust, drywall residue, paint overspray, and the residual algae that accumulates during a property’s exposure between completion and occupancy. We frequently service new construction Citrus Springs homes in their first year.
Yes. Citrus Springs includes a share of mobile and manufactured homes alongside conventional single-family homes. Manufactured homes need a different cleaning approach than stick-built. High-pressure washing can damage manufactured home siding, vent caps, and the seals around windows. Starr’s & Stripes uses a low-pressure soft wash technique designed specifically for manufactured home exteriors that safely removes algae, mildew, and oxidation without damaging the surface.
Most Citrus Springs homes benefit from professional exterior cleaning every 12 to 18 months. Homes under heavy oak canopy or with extensive irrigation overspray may need service every 6 to 12 months because the moisture environment feeds algae growth more aggressively than open lots. Florida humidity feeds algae growth year-round, and the central north Citrus County moisture environment combined with the mature landscaping common in established Citrus Springs neighborhoods creates conditions for biological growth on stucco, vinyl siding, and shingle roofs.
