Bridlewood, Arlington, Silver Glen, Saratoga, Solaire, Sundance, and Lexington are the single-family neighborhoods of Stone Creek. Bridlewood is one of the larger and longer-running sections with multiple phases of construction. Arlington was one of the original phases. Silver Glen anchors another established section. Saratoga and Solaire represent newer construction, both with active Phase 2 and Phase 3 work still completing. Sundance and Lexington round out the single-family inventory. Residents in these neighborhoods are responsible for all of their own exterior maintenance including house washing, roof cleaning, driveways, sidewalks, lanais, and pavers. These are the residents who hire us most often.
The Villas at Stone Creek consist of 50 buildings (100 individual paired villas) built by Pulte between 2006 and 2013 across the Santa Fe and Pinebrook neighborhoods. Villa residents have a significantly different HOA arrangement than single-family residents: the HOA fee includes annual pressure washing of the building exterior (but not the sidewalks, driveways, lanais, or roof). Villa residents who hire us typically need driveway cleaning, sidewalk cleaning, lanai or screen enclosure work, roof soft washing, or pre-listing service. We do not duplicate work the HOA already covers.
Stone Creek single-family homes come in several model series. Estate Series homes are the larger high-end models, often with three-car garages and premium lot placements. Classic Series homes form the middle tier. Garden Series homes include yard care in the HOA fee but still require homeowner-paid pressure washing for the exterior. Pricing scales by home size: an Estate Series soft wash takes longer and costs more than a Garden Series, and we price accordingly.
Stone Creek includes an 18-hole Terry Doss championship golf course and many homes back to it. Golf course lots add a specific cleaning challenge: the roof slope facing the course is visible to every golfer who plays the hole, and the back lanai often catches more pollen and biological matter from the open grass. Homes on premium corner or cul-de-sac lots in Bridlewood, Silver Glen, or Saratoga similarly attract more visual attention, which raises the stakes on keeping them clean.

Earlier this year we got a call from a Bridlewood resident preparing for a listing photography shoot in eight days. The home was an Estate Series with a paver driveway, a screened lanai, a tile pool deck, and a shingle roof showing the early stages of north-slope algae. They needed everything looking right and they needed it scheduled fast.
We arrived the following Tuesday with the right gear for each surface. Soft washed the roof and the stucco in the morning with low pressure that protected the shingle warranty and preserved the original stucco color. Surface cleaned the paver driveway and the tile pool deck after lunch with attention to the differential pressure each material requires. Did the lanai and the birdcage with technique that did not stretch the mesh or compromise the seal. Listing photos shot the following Thursday. The home sold inside the first weekend over asking. The neighbor on the same cul-de-sac put us on their annual rotation and recommended us to two friends at Reflection Bay. That is how most of our Stone Creek work happens. Stone Creek villa residents in Santa Fe and Pinebrook neighborhoods have annual building pressure washing included in their HOA fees. The HOA does not cover sidewalks, driveways, lanais, screen enclosures, or roof cleaning, which are still the resident’s responsibility. Most Stone Creek single-family homes pay between $275 and $550 for a soft wash of the house exterior. Larger Estate Series homes run $400 to $700. Our biodegradable detergents are safe for surrounding landscaping. Routine cleaning that restores original appearance generally does not require an HOA application.

Stone Creek’s all-stucco construction is uniform across the community, and Florida humidity creates ideal conditions for algae and mildew growth on stucco year-round. Homes on golf course lots, corner lots with extra exposure, or homes with heavy irrigation overspray may need service every 6 to 12 months.
Not when the right method is used. Standard high-pressure washing can tear or stretch screen mesh and force water past the seal at the cage frame. Starr’s & Stripes uses a low-pressure soft wash technique on lanais and birdcages that removes algae, mold, and tropical pollen from both the screens and the cage frame without damaging the mesh or seals. Stone Creek lanais are often the most visible feature from neighbors and from the golf course.
Yes. Pre-listing exterior cleaning is one of our most common requests from Stone Creek residents preparing to sell.
