Oak Run covers 1,400 acres in SW Ocala along State Highway 200, with 3,509 homes built between 1985 and 2007. Unlike the newer 55+ communities still under construction nearby, Oak Run is fully built out and the entire community has been weathering Florida humidity for decades. The earlier neighborhoods built 1985 to 1995 use frame construction with aluminum or vinyl siding. The newer neighborhoods built 1995 to 2007 use concrete block with stucco. Both eras face the same realities: humidity feeding algae year-round, oak canopy keeping north-facing surfaces shaded and damp, irrigation cycles keeping moisture on walls longer than nature intended.

The earlier Oak Run neighborhoods feature frame-construction homes with aluminum or vinyl siding, typically ranging from 700 to 1,500 square feet. These were the original Decca product, designed for affordability and snowbird-friendly compact living. The vinyl and aluminum siding on these homes is the most common cleaning challenge in the community. High-pressure water can dent aluminum siding, stretch or crack vinyl panels, and force water behind the seams into wall cavities. Many homeowners in these older neighborhoods have had bad experiences with rental pressure washers or budget out-of-town crews. Our low-pressure soft wash method handles these surfaces the way they need to be handled, without damage.

The newer Oak Run neighborhoods shifted to concrete block construction with stucco exterior, with homes reaching up to 2,900 square feet, open floor plans, and two-car garages. These stucco homes require a different approach than the older frame builds. The cleaning chemistry needs to preserve the original stucco color, the soft wash needs to address shingle algae without compromising the manufacturer warranty, and the larger lanais common to these newer homes need careful screen treatment. We adjust the approach for the actual construction in front of us.

Royal Oaks Golf Club anchors the community with an 18-hole, par-72 championship course spanning 6,700+ yards, plus a unique six-hole practice course. Homes on the golf course face an extra cleaning challenge: the back roof slope is visible to every player on every hole. Eagles Point is one of the prime golf-facing neighborhoods. We recommend a shorter cleaning rotation (six to twelve months) for these homes to keep the community presentation consistent from the course side.

Oak Run's amenity footprint is among the most extensive in Marion County 55+ housing. The Palm Grove Clubhouse anchors the community as a 30,000 square foot facility with ballroom, fitness center, and resort pool. The Orchid Club adds an Olympic-sized pool, tennis and shuffleboard courts, plus billiards, ceramics, library, and meeting spaces. The Island Club features three specialty pools (a lap pool, an aqua-training pool, and a lounge pool) plus indoor heated pool through the Aqua Sports Club. With six pools total across five clubhouses and 100+ resident-run clubs, the community sees constant foot traffic past residents' homes. That traffic notices exterior condition.

Worth noting for residents who are new to Oak Run: the community does not have a traditional HOA. Instead, residents pay a service fee ranging $128 to $178 monthly depending on neighborhood, through ORHA (Oak Run Homeowners Association). The actual common-area owner and operator is Oak Run Associates LTD, the successor to original developer Decca. The service fee covers basic cable service, trash pickup, common area maintenance, and clubhouse access. Exterior maintenance of your home (house washing, roof, driveway, lanai) is your responsibility as the homeowner.

Earlier this year we got a call from a homeowner in one of Oak Run’s older neighborhoods built around 1990. Their 1,200 square foot frame-construction home had vinyl siding that had been damaged the previous year by an out-of-town crew using high-pressure equipment. Two siding panels had stretched and one had cracked at the seam. Water had been forced into the wall cavity near a kitchen window. They were preparing to list the home and they wanted a crew that would not make the damage worse.
We walked the property and showed them which damage was repairable through siding adjustment and which would need a panel replacement before listing. Soft washed the rest of the siding with low pressure that did not touch the seams. Treated the shingle roof with ARMA-approved technique that killed the algae streaks visible from the cart path. Cleaned the concrete driveway with the right rotary surface equipment. The homeowner had a siding contractor handle the panel work the following week. Listing photos shot two weeks later. The home sold inside ten days at the asking price. That is how most of our Oak Run work happens. One driveway, one neighbor, one Palm Grove conversation at a time.

Routine cleaning generally does not require any community approval process.
Most Oak Run homes benefit from professional exterior cleaning every 12 to 18 months.
