Sugarmill Woods sits on 2,100 acres in Homosassa, Citrus County, approximately 60 minutes west of Ocala along the Nature Coast. The community was platted in 1972 by developer Jim Sanders as the first deed-restricted community in the United States designed on the concept that every home would be built on a greenbelt or golf course. The original vision called for six villages and 24,000 lots, but three villages were ultimately developed: Cypress Village (the most exclusive, with luxury estates and the Sugarmill Woods Country Club), Oak Village (the largest, with the Oak Village Sports Complex), and Southern Woods (the most active social village, added in the 1990s, with the Citrus National Golf Club featuring a Hale Irwin-designed 18-hole course added in 1995). The community currently has approximately 4,200 built homes plus 4,000 site-ready lots still available for new construction, with builders like Maronda Homes actively building in Oak and Cypress Villages.
Every Sugarmill Woods home backs to either a greenbelt or a golf course. This is the community’s defining architectural principle, and it creates a cleaning challenge no typical residential neighborhood faces. Every property has dense vegetation exposure on at least one side, with mature oak canopy, pine, and native shrubbery feeding aggressive algae growth on north-facing walls and roof slopes. Irrigation systems supporting the greenbelt and golf course landscaping create additional moisture loading. The result is properties that develop visible algae streaks, green stucco film, and orange irrigation staining faster than homes in dry inland neighborhoods. Most Sugarmill Woods homeowners wait too long, then pay more to undo the damage than they would have paid to maintain the property on a regular rotation.
Reach out by phone, text, or our online form. Most estimates come back the same day. We ask about which village you live in (the cleaning approach for a Cypress Village luxury estate differs from an Oak Village family home or a Southern Woods social-village property) and what your home backs to (greenbelt or golf course or both). You get a written price before any water hits your property. Travel time from our Ocala base is built into the pricing so you see one clean number, not a base price plus a surcharge.
Our certified crew arrives at the appropriate Sugarmill Woods village entrance with commercial-grade equipment and the training to know which technique belongs on which surface. Cypress Village luxury estates get the most careful treatment with extra landscaping protection. Oak Village family homes get a thorough property approach. Southern Woods homes get specialized attention to the golf-course-facing exposures. Roofs get ARMA-approved low-pressure treatment. We tape and seal vulnerable areas before any cleaning begins to protect the mature greenbelt landscaping that gives the community its character. You do not need to be home. We text updates and send after-photos when complete.
Certified soft wash kills algae and mold at the root. Methods aligned with shingle manufacturer warranties and deed-restriction appearance standards protect both your property and your standing in the community. Most Sugarmill Woods homes need this service every 12 to 18 months, though greenbelt-facing and golf-course-facing homes benefit from a 6 to 12 month rotation due to the heavier vegetation and moisture exposure.
Sugarmill Woods is unlike any other community in Citrus County. The 1972 greenbelt concept, the three-village structure, the 45 holes of golf across two championship clubs, the 2,100-acre footprint bordered by the Withlacoochee State Forest on the east and the Gulf of Mexico on the west, and the deed-restricted appearance standards maintained for over 50 years all combine into a community character that requires a service provider who actually knows the place. We have worked Sugarmill Woods properties across all three villages and we know what makes each village different from the others.
Cypress Village is the most exclusive of the three Sugarmill Woods villages, with luxury homes and estates positioned around the Sugarmill Woods Country Club. The club includes 27 holes of golf (the original 18-hole course plus the 9-hole Cypress and Pine executive courses), tennis facilities, swimming, and private dining. Cypress Village homes tend toward custom architecture with larger lots, mature specimen landscaping, paver driveways, and the additional square footage that comes with the community's premium tier. We treat Cypress Village work with the additional care it deserves: longer job timelines, more thorough landscaping protection, lower-pressure soft wash chemistry to preserve original stucco color, and careful equipment positioning to protect mature trees.

Oak Village is the largest of the three Sugarmill Woods villages and offers the widest variety of home types from spacious single-family homes to custom-built residences. The Oak Village Sports Complex is the recreational heart of the village with a 24/7 fitness center, tennis courts, pickleball courts, and a lap pool. Maronda Homes is currently actively building new homes in Oak Village with floor plans up to 3,579 square feet, 4 to 6 bedrooms, multi-car garages, and the open floor plans that appeal to both retirees and working families. The Oak Village family-friendly character means we frequently coordinate around school schedules and work-from-home calls for active households.

Southern Woods is the most active social village in Sugarmill Woods, added to the master plan in the 1990s with the addition of the 18-hole Hale Irwin-designed Citrus National Golf Club (originally known as Southern Woods Golf Club, founded 1992). Southern Woods includes single-family homes, townhomes, and condominiums, with the Southern Woods Property Owners Association governing the village. The golf-active character of the village means many homes back directly to the Hale Irwin course, which creates the highest visual scrutiny in the community for back-roof and rear-facing-wall exterior conditions.
Sugarmill Woods is the FIRST deed-restricted community in the United States designed on the concept that every home would be built on a greenbelt or golf course. This 1972 architectural principle is the community's defining feature and creates the specific cleaning challenges we discussed in the failure stakes section. Every property has dense vegetation on at least one side with mature oak canopy, pine, and native shrubs feeding aggressive algae growth. Irrigation runoff supporting the greenbelt and golf course landscaping creates additional moisture loading. We adjust our cleaning recommendations based on the specific greenbelt or golf course exposure of each property.

Sugarmill Woods is not a fully built-out community. Approximately 4,000 site-ready lots remain available for new construction, with Maronda Homes actively building in Oak and Cypress Villages. New construction homeowners often need pre-move-in or early post-move-in exterior cleaning to remove construction dust, paint overspray, and the residual algae that accumulates during a property's exposure between completion and occupancy. We frequently work new-construction Sugarmill Woods homes within their first year.

Important distinction from some other Citrus County communities: Sugarmill Woods is OPEN TO ALL AGES per the Citrus National Golf Club. The community attracts both active-adult retirees AND working families with children. Maronda Homes' current new construction targets families with 4-6 bedroom homes and multi-car garages, confirming the family-age appeal. Our cleaning schedules accommodate both fixed-schedule retiree households and working families who prefer flexible windows around work-from-home calls and school pickup.
Every service is delivered by Randy and Matt personally with commercial-grade equipment and certified technique. We do not subcontract.

Earlier this year we got a call from a homeowner in Oak Village preparing to list their home. The property backed directly onto a greenbelt with mature oak canopy that had kept the north-facing stucco wall and the back roof slope in permanent shade for years. Black algae streaks were visible on the asphalt shingle roof from the cart path, the stucco showed green film up to about eight feet on the greenbelt side, and the concrete driveway had collected years of irrigation staining. They had quotes from two out-of-town companies that wanted to use high-pressure on the stucco (which would have damaged the original finish) and that did not understand why the greenbelt-facing exposure required a more aggressive cleaning chemistry than open-lot properties.
We walked the property, explained that greenbelt-facing Sugarmill Woods homes need a chemistry calibrated for the heavier biological loading from the dense vegetation, and gave them one written quote covering the house, the roof, and the driveway. Taped and sealed the specimen landscaping along the greenbelt edge before any work began. Soft washed the stucco with the right chemistry that preserved the original color. Treated the roof with ARMA-approved technique that killed the algae at the root and protected the shingle warranty. Surface cleaned the driveway. The work took one full day. Listing photos shot the following week. The home sold inside ten days at full asking. The homeowner sent us to a neighbor in Cypress Village the following month. That is how most of our Sugarmill Woods work happens. One driveway, one neighbor, one Sports Complex conversation at a time.

Most Sugarmill Woods homes pay between $270 and $540 for a single-story soft wash of the house exterior. Larger Cypress Village luxury estates run $400 to $750. Driveway and cart path cleaning typically runs $170 to $360. Roof soft washing on a standard shingle home runs $330 to $600. Most residents schedule a property-wide service on a 12-month rotation for a package price. Homes backing directly to a greenbelt or golf course often benefit from a 6 to 12 month rotation because of heavier vegetation and irrigation exposure. Pricing reflects the travel commitment from our Ocala base. Travel time is built into the price as one clean number. Starr’s & Stripes provides a written estimate before any work begins.

Yes. Sugarmill Woods is the first deed-restricted community in the United States designed on the principle that every home backs to a greenbelt or golf course. This creates more aggressive vegetation exposure on at least one side of every property than typical residential neighborhoods. Heavy oak canopy, pine, native shrubs, and irrigation runoff combine to feed algae growth faster than open inland lots. Most Sugarmill Woods homes benefit from a 6 to 12 month cleaning rotation for homes facing dense greenbelt or golf course vegetation, and a 12 to 18 month rotation for homes in more open positions.
Yes. Sugarmill Woods has been deed-restricted since 1972 with varying restrictions across the three villages and their separate governing bodies (the Sugarmill Civic Association, the Southern Woods Property Owners Association, and the various country club memberships). Starr’s & Stripes uses certified soft wash methods that meet shingle manufacturer warranty conditions, ARMA cleaning recommendations, and the appearance standards expected across the deed-restricted villages. Routine cleaning that restores original appearance generally does not require any deed-restriction approval process.
Yes. Cypress Village is the most exclusive of the three Sugarmill Woods villages and includes luxury estates with custom architecture, mature specimen landscaping, paver driveways, and larger square footage. We treat Cypress Village estate work with the additional care it deserves: taping and sealing vulnerable landscaping before any cleaning begins, using lower-pressure soft wash chemistry to preserve original stucco color, careful equipment positioning to protect mature trees, and longer overall job timelines. Pricing reflects the larger property size and the additional care required.
Yes. Sugarmill Woods is built around mature landscaping, with the original 1972 greenbelt concept now reflected in 50-plus years of established trees and native vegetation across all three villages. Starr’s & Stripes uses biodegradable detergents safe for surrounding plants, and we tape and seal vulnerable areas before any cleaning begins. Our soft wash technique is designed to neutralize residual product before it can affect landscaping. We treat the landscaping with the same care as the home itself.
